Majorca Properties Due For 2007 Sunset

Real estate in Mallorca has been popular for several decades now, with many Europeans who have holidayed on the Spanish island deciding to buy a second home for holidays, a business, or for retirement. Prices have risen on the island as buyers - mainly British and German - have moved in, but there are mixed signals coming from the property and tourist sectors, which could see a freeze in Majorca property inflation, and possibly even a dip in prices in the near future. With the increase in visitor numbers, property demand should in theory be good.

Spanish developer sinks with the cooling housing market

From the looks of things at the newly built Aparta Hotel Residencia, you would never know that it was the high summer tourist season in Canet d'En Berenguer, a town of 5,000 just north of Valencia on the Mediterranean coast to Spain. The 308 apartments in the compound, completed this spring, are all unoccupied. Grass has started to sprout between the red terra-cotta tiles that lead to the empty, peanut-shaped swimming pool.
The residence is just one of a trail of buildings dotting the sandy coastline that were constructed by Enrique Bañuelos as he amassed a fortune of more than €4 billion, or $5.4 billion, over the past 15 years. Bañuelos lost much of that money - and that of shareholders - as the stock market punished the firm he had founded, Astroc Mediterraneo, as the housing market in Spain cooled rapidly.

Valencia property has the winning formula

It has the same prized combination of a beautiful old town and beaches. It also has some fantastic modern architecture: Santiago Calatrava's City of Arts and Sciences rises spectacularly from the dry river bed that dissects the city, much of it an exotically landscaped park that gives the impression of abundant greenery.

And like Barcelona, post Olympics, Valencia is only now starting to realise the value of its waterfront. The port will soon have new restaurants, hotels, cinemas and leisure facilities, new tram and metro stops are springing up, and the detached seafront district of Cabanyal will be linked to the centre by an extension of the main Avenida Blasco down to the sea.

Spain's Buy To Let Boom

Figures from the Foreign Office show that between April 2005 and March 2006, Spain was the most popular destination for British holidaymakers, with almost 14 million people travelling there.

France came second (11 million) followed by Ireland (4.2 million), America (four million), Italy (3.4 million).

The figures come as further proof that the Spanish property bubble has not burst, and will boost investment in Spain's buy-toilet property market as investors look to cash in on this popularity.

Spain's popularity is based on proximity to the UK, ease of access, cheap air fares, the weather and the advanced tourist infrastructure.

Buying Property in Spain

Every year many thousands of properties in Spain are sold to foreign investors. What is the attraction? Firstly the country has a great climate and that is particularly appealing to those people living under the grey skies of northern Europe. Getting there is both quick and relatively cheap. A flight from London in the United Kingdom to Malaga on the south coast of Spain takes only a little over two hours. It is possible to get some very cheap flights with either one of the well known budget airlines or by picking up a spare seat on one of the hundreds of charters that fly to Spain every day.

There is a wide selection of property to choose from both in type and numbers. Consideration of the following points will help to narrow the search. Size of the property, the garden and the number of rooms required. People planning to emigrate with children should check out what schooling is available locally. Consider the local health & social services. Choose between a built up area or open countryside. How near is the beach, a town, the shops, the bars and restaurants, public transport, its frequency and what time does it stop in the evening?
